Asbestos Desktop Review/Gap Analysis

A review of your existing Asbestos information to assess its suitability and compliance with CAR 2012.

Due Diligence

An assessment may be required prior to the purchase of a property or group of properties. The assessment is bespoke depending on your needs and may involve both desktop review and/ or site inspections/ audits. The assessment will provide you with all the information you need to make educated decisions and assist you in forecasting any future Asbestos management costs before you commit to the purchase. This could save you vast amounts of money in the long run!

Asbestos Reinspections

This type of inspection is designed to monitor and record the condition of previously-identified Asbestos materials within a building which is a requirement of duty holders under CAR 2012.

As Asbestos-containing materials degrade they become more hazardous and therefore the monitoring process plays an important part in any Asbestos management regime.

Material & Priority risk ratings are updated and recommendations made relating to how each material should be managed.

Asbestos Remediation Specification & Project Management

Asbestos survey reports are not always an ideal basis for pricing remediation works and therefore a more in-depth specification is recommended by the HSE. All too often, Asbestos removal contractors mis-interpret what is required  leaving you with drastically different costs which may or may not deliver what the project needs. There is also little consideration of what reinstatement may be needed after Asbestos is removed. Formulation of a thorough specification remove ambiguities by clearly defining the scope & roles and responsibilities of all parties involved through close consultation with the client. Under normal circumstances, it is assumed that any ACMs identified will be removed but removal is not always the most appropriate way forward and the process of producing the specification can often reduce the removal costs significantly.

Your Asbestos Consultant can also assist with the process of remediation project tendering by managing site visits with Licensed Asbestos Removal Contractors to ensure they fully understand the brief and address all practical issues such as the provision of power, water, welfare and identify suitable locations for decontamination units and waste skips prior to pricing. You don’t want to incur additional costs on top of what is already an expensive exercise.

We can also review all technical documents supplied by removal contractors and analysts to ensure control measures and monitoring regimes are suitable and sufficient. Site audits over the course of the works also provide reassurance that remediation is being undertaken in accordance with agreed specifications and to HSE Guidelines.

Asbestos Management Plans

It is a common misconception that having an Asbestos Survey ensures compliance with CAR 2012 but a survey merely provides the information needed to put in place an Asbestos Management Plan. Only having this plan in place assures compliance with CAR 2012.

Our management plans are bespoke to the organisation for which they are intended and comprehensively detail how Asbestos within a property (or properties) is to be managed effectively. It will detail roles and responsibilities for day to day management and include procedures for provision of Asbestos information to individuals who may come into contact with materials in their day to day activities. It can fishtail processes and procedures that are already in place such as Permit to Work systems or we can devise processes on your behalf.

Asbestos Awareness Training

The courses are designed to provide delegates with the knowledge and expertise to be able to recognise Asbestos-containing materials and to give them a balanced understanding of the risks.

While all courses are bespoke and specifically tailored to the requirements of the delegates, presentations generally include the following core modules:

  • What is Asbestos?
    • Types, Properties, historical usage.
  • Asbestos-containing Materials
    • Common uses today in building materials and their most likely occurrences.
  • Health Effects
  • Legislation Surrounding Asbestos
    • Compliance with Statutory provisions.
  • Asbestos Management
    • Techniques, processes & procedures.

This is the standard survey used to identify any Asbestos-containing materials that may be present within a property. Materials suspected of containing Asbestos are safely sampled and analysed by a UKAS accredited Laboratory using Polarised Light Microscopy.

As part of the survey, the condition of each identified material is assessed and recommendations are made regarding its ongoing management. This type of survey is not fully intrusive and can normally be undertaken while buildings are occupied.

Your Asbestos Consultant undertake surveys in a flexible way to minimise any disruption to the normal activities taking place within a property ensuring the smooth delivery of all  inspections.

Reports are issued within 10 working days of survey completion or before depending on your requirements. Our survey reports are extremely comprehensive and will provide you with all the information you will need to manage the Asbestos materials identified. We also provide in-depth guidance following delivery of the report to ensure any recommendations made are fully understood.

Refurbishment & Demolition Surveys are designed to identify, as far as is reasonably practicable, all ACMs within a building or part of a building, in advance of any work which is likely to disturb it i.e. refurbishment or full demolition. This type of inspection will involve destructive methods to expose any hidden voids and difficult to reach areas. It is intended that any Asbestos materials identified can then be safely removed prior to the Refurbishment / Demolition work taking place. Due to the destructive nature of the survey, it is recommended that areas affected are unoccupied at the time of inspection. This type of survey can be combined with any of the above inspections depending on your specific needs.
